The waist for size S through XL are elastic all around.
Sizes 2T through 4T are pull-up pants with rear elastic waistbands.
Sizes 4 through 14 are zippered pants with rear elastic waistbands.

Actual measurements varies + or - 1/2 inch on waist, outseam, chest.
Actual measurements varies + or - 1/4 inch on shoulder and sleeve.

The outseam is measured from the waist to the ankle.
The shoulder is measured from shoulder to shoulder straight across the back.
The chest is measured one inch below the under arm.
The sleeve is measured from the shoulder to the wrist.

For chest measurements:
